The 4 Most Important Photos Every Airbnb Listing in Simcoe County, Muskoka and Georgian Bay Needs
When travelers scroll through Airbnb and short-term rental listings, photos are the first thing that stop them. Before they read a single line of your description, they’re deciding - often in seconds - whether your space feels inviting, clean, and worth booking. High-quality photography doesn’t just document a property; it tells the story of the stay.
If you’re investing in professional interior photography for your Airbnb (and you should), there are a few essential categories of images that should always be captured. These photos help potential guests imagine themselves in the space and build trust in your listing.
As an Airbnb user myself, I shoot a rental space in a way that I would want to see it when I’m scrolling through the app, looking to book my next vacation stay. I shoot it through the eyes of a prospective guest. What would make me want to stay here? How do I make it stand out? The property description along with the photos should paint a picture of what it’s like to stay there, in every aspect.
Exterior
Your exterior photo is your listing’s first impression. It’s usually the image guests see before anything else, so it sets the tone for the entire stay.
A strong exterior photo clearly shows guests what they’re arriving at. This might include the front of the home, the building entrance, a porch, balcony, or surrounding landscaping. If the property has standout features - like a beautiful front yard, waterfront view, or charming façade - those deserve to be highlighted.
Exterior photos also help guests feel confident about finding and recognizing the property when they arrive. Clean, bright images taken on a sunny day create a welcoming feeling and immediately communicate care and professionalism.
Other exterior photos to consider are a shot of the parking area (a specific numbered space in under ground parking at a condo? One parking space in the driveway of a home? A public parking lot at a boat launch on the lake? Your guests want to know!)
Bonus: consider adding aerial photos, too! They are great not only for showing an over head layout of the whole property, but also the best way to highlight a gorgeous waterfront, or identify nearby amenities, such as shopping centres, tourist spots, local landmarks, or nearby towns.
Pro tip: Have you ever seen photos for a vacation destination, cruise line, or all-inclusive resort taken on a rainy day? Me neither! While everyone knows that bad weather is a possibility while on vacation, no one wants to be faced with that reality while booking their dream holiday, so pick a sunny day for photos to convey those warm, happy feelings! Also consider having your photographer come back in spring, summer, fall and winter (if your rental is four-season) to capture updated exterior photos that you can add to the listing so guests know what to expect all year round!
Main Living Space and Kitchen
The living room and kitchen are the heart of the home, and guests will be spending much of their time here together with their friends and family. They want to see how these spaces feel before booking.
Wide, well-composed images of the main living area show guests where they’ll relax, socialize, watch TV, or unwind after a day of travel. A professional photographer will capture the layout, seating areas, natural light, and overall atmosphere of the room.
The kitchen is equally important, if not more! Personally, if I’m staying at an Airbnb instead of a hotel, it’s probably at least partly because I plan to stay in and cook many of my meals during my stay. Guests often want to know:
- Is there enough counter space to cook?
- Is it well stocked for cooking, ie pots and pans, a spice rack, a dishwasher, etc.
- Are the appliances modern and clean?
- Is there room to gather or dine?
Photos should highlight countertops, appliances, dining areas, and the overall openness of the space. Clear, inviting kitchen photos can be a deciding factor for families, groups, and longer-term guests.
Bedrooms and Bathrooms
Bedrooms are where guests imagine themselves resting and recharging, so they need to feel calm, clean, and comfortable in photos.
A good bedroom shot should show the bed clearly, along with nightstands, lighting, and storage such as a dresser or closet. Crisp linens, natural light, and thoughtful staging help convey a hotel-like level of comfort.
Bathrooms are another space where trust is built or lost quickly. Bright, tidy images of the sink, shower, and overall layout help reassure guests that the property is well-maintained. Even small bathrooms benefit from thoughtful angles that make the space feel open and functional.
For listings with multiple bedrooms or bathrooms, photographing each one individually helps guests understand exactly what they’re booking, and the number and type of each bed (no one wants to get stuck on the pull out couch!)
Pro tip: make sure to also capture a photo of the laundry room, if applicable, so guests know if they can do a load of laundry during longer stays.
Detail Shots of Decor and Amenities
Once the essential rooms are documented, detail photos add personality and polish to the listing. Anybody can stay at a generic hotel that looks just like every other generic hotel, so it’s the thought and attention to details that a host puts in to making their place unique that will stand out to potential guests, so why not highlight those things!
With these images, I like to focus on the small touches that make the space memorable:
- Cozy throw blankets or pillows
- Board games, entertainment centre, book case, and other indoor activities
- Styled coffee tables
- Artwork and decor pieces
- Coffee stations or bar carts
- Luxury toiletries, extra towels, hair dryer, and other bathroom amenities
- Unique architectural details
- Outdoor activities such as a deck, dock or patio; boats or other water sports; firepit, etc.
Detail shots help communicate the experience of the stay, not just the layout of the property. They show that the host has thoughtfully curated the space and paid attention to comfort and style.
These images also add visual variety to the listing gallery, keeping viewers engaged as they scroll.
*BONUS* - Candid Photos of Guests or “Models” Interacting in the Space
Lifestyle photos featuring people enjoying the space can be incredibly powerful when used thoughtfully.
These images might show guests:
- Drinking coffee or cooking in the kitchen
- Relaxing on the sofa or reading a book in bed
- Working at a desk
- Enjoying the patio, balcony, pool or fire pit, or going for a walk in the neighbourhood
- A family playing a board game or playing catch outside
Photos like these help potential guests picture themselves in the experience rather than just looking at an empty room. They create an emotional connection and demonstrate how the space can be used.
When done professionally, lifestyle images add warmth and authenticity without feeling staged or distracting.
Bringing It All Together
The most effective Airbnb listings combine clear documentation with storytelling. Wide-angle room photos help guests understand the layout, while detail and lifestyle shots add character and atmosphere.
A well-rounded photo set should guide viewers through the property the same way they would experience it in person: arriving outside, walking into the main living areas, exploring bedrooms and bathrooms, and noticing the thoughtful details along the way.
When these elements come together through professional photography, your listing doesn’t just show a space, it invites guests to imagine their stay. And that’s what ultimately turns a scroll into a booking.
