Real estate Photography Session
The interior and exterior walk-through photography session includes a minimum of 35 edited, unmarked, high-resolution jpeg images delivered in a downloadable, online gallery within 12-24 hours of the shoot.
Each image is meticulously edited and colour corrected by hand to ensure each space is represented as accurately as possible. Travel within 25 kilometres of my home office in Barrie is included.
Applies to homes up to 2,500 sq. ft. Please contact me for a custom quote for larger homes, properties located farther than 25 kilometres from Barrie, and/or rush delivery of edited images (within 6 hours).

Online galleries are available for a period of one week. If the gallery is still required after this period, a re-upload fee of $25 + tax will be billed to the client.
Photos are edited and colour corrected to represent the home as accurately as possible. No retouching or removal of items is performed that would misrepresent the home or property in any way (such as fixing chipped paint, crooked shingles, dry or bare patches of lawn, etc) unless expressly requested in writing via email. This type of retouching is subject to additional editing fees.
Cinematic Real Estate Videography
The cinematic 4K walk-through video includes a 1-2 minute video edited to music, and highlights each room, special features and staged details of the home. The video is edited and delivered as an external YouTube link within 24-48 hours of the shoot. Branded and unbranded versions available, and can be delivered as an mp4 file for use on your own social media channels as well.
Travel within 25 kilometres of my home office in Barrie is included.

360 Degree Virtual tours

360 degree virtual tours bring potential buyers right into a home, in the safest way possible! Think of it as a private open house, from the comfort of your living room! Clients and potential buyers can guide themselves on a walking tour of your listing, directly from the MLS listing page. It includes a "dollhouse" overview of the whole home, over head floor plan view of each floor, as well as the 360 walk through. Also included are measurements of main living spaces and bedrooms (accurate to within 1%) as well as the ability to use a measuring tool to make your own measurements. Book a 360 Degree Virtual Tour on its own, or add to your photo session! Virtual Tour links are MLS Compliant and delivered to you within 24-48 hours of the shoot.

Aerial PHOTOGRAPHY and Videography
Aerial photography and videography are perfect for capturing not only beautiful waterfront properties or large acreage, but also for showing neighborhoods and nearby amenities in the city.
Multiple angles of the home, property and neighbourhood are captured. 5-10 high resolution jpeg images are edited and colour corrected, with labels added showing nearby amenities and landmarks, such as schools, shopping centres, major intersections or highway access, nearby towns or lakes, property lines, etc. Video clips are edited into your cinematic walk through video.

virtual staging
Empty home? No problem! A staged home is more appealing in a photo and helps potential buyers visualize the size and layout of a room. The home is photographed as-is, and you will choose which photos you would like to be professionally, virtually staged. Allow 1 - 2 business days turnaround.
$40 + tax per photo

Exterior only
Perfect for change of season, inclement weather re-shoot, updated landscaping, etc. Includes ~5-10 images, front and back yards, sky replacement (if necessary), and grass/garden/pool/snow clean up (where applicable).
$100 + tax
Day-To-Dusk edit
This type of edit can really enhance a listing - and isn't even shot at dusk! This image is taken during the daytime session and edited after to give the home a cozy evening, sunset vibe.
Please request this edit when booking your session, and note that certain weather conditions do not lend well to this type of edit (ex. a bright sunny day with high contrast sun and shadows will not produce a realistic day-to-dusk edit.)
Add this edit to your session for $30 + tax per image.
