A. We offer premium photography, videography, 360 virtual tours powered by Ricoh and Matterport, and aerial photography and videography. Other creative services include floor plans, landing pages and video reels, and creative photo editing such as virtual staging, day to dusk editing, and digital item removal.

A. Yes! Every listing is unique, and using multiple types of visual media will really show it off.

All of our services are available individually, or as packages of two or more services. The more you bundle, the more you save! See the "services and rates" page to view all options, or get in touch to discuss which option is best for your listing.

A. Because each individual service is performed by only one photographer, we typically allot 1 hour per service for an average sized home, to ensure all your media is captured to the highest standard.

For example, for our full service package (package 7) which includes photo, video, virtual tour, and drone, we would predict approximately 3-4 hours on site for a home up to 2500 sq ft. Although the full 4 hours may not be necessary, we never want to rush the process, while still giving a realistic time frame for the homeowners.

For larger homes, please reach out for a custom quote.

A. Your photos will be delivered via a downloadable gallery within 24-36 hours after the shoot. Images are high resolution jpeg format.

All other media is delivered within 2-3 business days. Videos are delivered as YouTube links and mp4 files, and virtual tours are delivered as a link, all via email.

A. Etransfer is the preferred method of payment. Cash and cheque are also accepted.

Payment is required before any visual media is released to you, the client.

A. We service all types of real estate listings, including residential - from condos to cottages to country acreages; commercial real estate, and luxury listings. City, country, waterfront - our packages are tailored to meet each listing's unique needs.

In order to ensure your preferred date and time is available, please reach out as soon as you know when you'd like the shoot to take place. While we do our best to accommodate last minute bookings, it may not be possible if arrangements aren't made well enough in advance, particularly during busy seasons.

A. We serve Barrie and Simcoe County, Georgian Bay, Muskoka, York Region, and beyond.

All services and packages include travel for listings within a 25km radius from our home office in Barrie (50km total driving distance). Any listing outside of this radius will be charged a fee of $0.72/km, for every additional kilometre. Feel free to contact us for a custom quote for travel.

A. Yes! Larger homes and properties mean more time shooting on site, therefore more images and media to edit and deliver.

All prices and packages apply to homes up to 2500 sq ft. There is an additional fee for homes exceeding this square footage, and is charged per 500 sq ft, per service.

Please reach out for a custom quote for larger homes, or large property acreages.

A. Our expectation is that the home is "photo ready" the moment we arrive. This means that the cleaning/decluttering is complete, as well as any professional staging, if applicable. Ideally, the homeowners (including pets!) are not present so we are able to work more efficiently, avoid disruptions, and maximize our time on site.

Additionally, it is preferred that the Realtor arrives to the property at least 15-20 minutes ahead of the photographer. This ensures that the Realtor has time to walk the home and property and make any last-minute changes before the photographer arrives. Cleaning and decluttering room-by-room as we go, or moving furniture in and out, is not the best use of our time on site - additional fees may apply if the property is not photo-ready at the time of arrival, or if additional editing is required to remove unwanted items.

A. While the copyright and ownership rights remain the sole and exclusive property of Sarah Tennant | Photographer, a partial license provides you, the client, the limited rights to publicly display the media for promotional and advertising purposes, upon receipt of full payment. This includes use on Realtor.ca and social media platforms. While it is not mandatory, tagging @northern.exposure.realestate on social media is always appreciated.
